Redeveloping urban projects are complicated and challenging. There is typically limited land availability, political nuances, regulatory conditions, union labor, multi site property ownership assembly obstacles, construction complexities -- all of which can result in an elevated cost structure.
Working with Coda Capital Investments, we created development solutions that combined public and private project partnerships to yield high social and economic value.
In Memphis , TN , we are redeveloping a 168 acre site now that is partially being used for public recreation. As a result of decades with little to no funding, the land and facilities are in a state of disrepair. Through our work, we will convert 40 acres to private use as a hotel and retail center, in exchange for the upgrade and ongoing management of the remaining 120 acres for public recreation which includes a renovated Liberty Bowl stadium, a new events center and varied outdoor recreational amenities.
In New York City , we are working on a $250 Million program that includes
a 550,000SF, 29-story, 400 room hotel and a 13-story, 200 unit residential complex with a 75,000 SF 2-story retail base connecting the 2 towers. Two hundred below ground parking spaces are featured in the connecting levels. Located on the JFK AirTrain system by bridge, the site takes advantage of the existing public transit system and provides much needed residential and hotel resources to the JFK area.
